Building exterior maintenance equipment is required per OSHA and IWCA to provide safe work access to the façade of the building. This equipment consists of safety tie-back anchors and sometimes davit systems that allow suspended platforms/stages to be utilized. This permanent equipment is required to be load tested prior to being placed into service; tested every ten years thereafter; and subsequent annual visual inspections are also required. PENTA has extensive experience in designing and load testing building exterior maintenance equipment.
Our services in this area include:
- Interviews- Interviews with building engineers and building maintenance contractors help determine the most appropriate equipment layout and loading requirements.
- Inventory of Existing Equipment- Existing safety tie-back anchors or other structural members that may be able to be incorporated into the exterior maintenance plan are field verified. Existing davit systems will also be verified and documented.
- In-situ Load Testing of Safety Anchors and Davit Systems- PENTA can provide in place, non-destructive load testing of all safety tie-back anchors and davit bases.
- Report of Load Testing- PENTA will issue a report with findings indicating whether the anchor/davits comply with the OSHA required load testing.
- Equipment Design and Layout- In the event the maintenance equipment is absent or insufficient, PENTA can provide a layout and design new anchorage points or davit systems to comply with OSHA and IWCA. Construction documents will be issued and PENTA will perform post-installation testing of all new equipment.
- Annual Visual Inspections- As required by OSHA and IWCA, PENTA can perform annual visual inspections of the building exterior maintenance equipment. A report will be issued to the owner indicating any obvious changes or concerns.
- Installation/Construction Related Services- If requested, PENTA can also provide a variety of construction related services including: bid review, installation monitoring, and/or construction management/general contracting.
